Rare opportunity to buy historic Ripon Band Room

Rare opportunity to buy historic Ripon Band Room

The success of an award-winning band has led to the rare opportunity to buy a historic property in Ripon.

As seen in the latest edition of the Harrogate Advertiser Series

The Ripon City Band Room has been placed on the market for offers in excess of £195,000.  The band leased the building at 1a High St Agnesgate in 1920 from Ripon City Council at a rent of £1 per annum.  It was subsequently bought by the band in 1990 and band members and their supporters have maintained and improved the building at their own expense over the years.  It is currently a private licensed premises and has a first floor rehearsal room as well as a comfortable bar area where the band members and supporters relax after rehearsals and engagements.

However, over the past 20 years, the band has climbed up the promotion ladder and the rehearsal space is now no longer large enough to accommodate all the instrumentation required for a championship status band.  The band is now moving to much large premises, and the building has been put on the market by Beadnall Copley’s Ripon office.

The property enjoys a prime location, beautifully and peacefully nestled within the coveted city, with lovely views of the imposing cathedral as well as boasting a tranquil and elevated riverside setting.  It offers huge potential for redevelopment, and subject to all the proper planning permissions, would encompass superb accommodation for either a private home or perhaps a holiday let.

The property has the benefit of gas fired central heating and in brief comprises a function room, bar and toilet. To the first floor, there is a practice room and sore, and there is also a basement/cellar area. The building has historically enjoyed parking, though this arrangement is not formal. The total internal floor area, excluding the cellar, amounts to 86.6 sq metres.

High St Agnesgate is a particularly popular and established residential area close to Ripon city centre.  There are excellent schools for all age groups in the area and a choice of first class sporting facilities.  The eastern bypass is within easy reach and connects with an excellent local road network, linking with the A1/M for travel throughout the north of England.
