Buyer competition is high when it comes to homes for sale, which is why looking online is not the only approach you should be taking.  

Some of the agents who advertise in this supplement will launch a property here first before putting it on the property portals.

If they get a good, proceedable buyer, then they won't list it on Rightmove at all.  Other homes will be sold purely off market at the request of the vendor.

Fergus Purtill, area manager for Beadnall Copley estate agents, says: "As we approach the end of quarter three, it is fair to say that there has been a common theme within the housing market and that's supply and demand.

"The main reason for price rises has been a lack of adequate supply, with would-be sellers reluctant to fully commit to marketing as they have not seen anything to move to.

"However, if, as a seller also trying to find a new home, you are just going by what is listed online, then you could potentially be missing out on approximately a quarter of properties that are being sold.

"We have had to change the way we work in so much as offering a service whereby not only do we go about securing the best price for our vendor clients, we also effectively act as a search agent.

"This approach has resulted in approximately 25 per cent of the properties that we are selling never being listed online.  The key element for those who need to sell to buy another home in this market is that you need to be a position to proceed.

"No matter how quickly your own house will sell there will always be someone in a more ready position".
